The Bridgewater Zoning Board of Appeals on July 8 unanimously approved a special permit to create a retreat lot behind the existing house at 491 Cherry Street.
Jason Youngquist of Outback Engineering, representing the applicant, told the board the proposal would relocate the existing driveway onto the new parcel, provide a 30-foot access width, and create a hammerhead turnaround so vehicles can turn before exiting. "We have the required square footage, the required upland area," he said, adding later, "So we meet all the requirements." Town building inspector Steve Solari confirmed in his staff review that the plan meets the retreat-lot standards in Section 8.22 of the town code.
The board opened the hearing for public comment; no members of the public spoke. Vice Chair Anna Klimas moved to close public comment and made the motion to approve the permit; member Amanda Mattel seconded. The vote was recorded as Anna Klimas — aye; Amanda Mattel — aye; Brian Heath (chair) — aye. The chair announced the special permit was granted.
Key technical details given by the applicant included a 30-foot access width, frontage measured at about 34.27 feet, a 25-foot separation between the two driveways described in the plan, and an 81-foot abutting driveway distance in the opposite direction. The applicant said a hammerhead turnaround is provided next to the house and that the lot has the required upland area. The applicant also noted the planning board previously signed off on a related lot-formation earlier in April.
The transcript contains a motion reference to "4491 Cherry Street" while the applicant and presentation referred to "491 Cherry Street." The board record and applicant materials indicate the correct address is 491 Cherry Street; the article uses that address and notes the transcript mismatch.
The board took the action under Section 8.22 (retreat-lot standards) and did not place additional conditions on approval. The applicant thanked the board and left the hearing.
