Andrew Gorman of Beals & Thomas presented photometric plans and architectural renderings, saying lighting will use downward‑facing, dark‑sky‑compliant fixtures and will be controlled to remain off at night except for safety needs. “These are downward‑facing fixtures… and essentially this will be offline at night,” Gorman said, explaining the goal is to keep the area as dark as possible while providing safety lighting.
The team acknowledged signage in the residential district will require a separate special permit; the board asked that signage be handled in a separate, subsequent petition if the rest of the application is approved. Planning staff said they had incorporated Beta Group’s recommendations into draft decision conditions and proposed circulating a final draft to the board in advance of the next meeting so members could review line‑by‑line before voting.
The board voted to close the public hearing portion and directed staff to finalize decision language and share a draft with members ahead of the board’s next regular meeting; conservation commission conditions will be conjoined with planning conditions where relevant.
