Wolfeboro Planning Board approves voluntary lot merger at Christopher Court and Jason’s Way

The Wolfeboro Planning Board voted 6-0 on July 7 to approve a voluntary lot merger combining 9 Christopher Court and Jason’s Way (Map/Lot 143-17 & 18).
Jeffrey Hinderliter, director of planning and development, told the board the applicant does not have a mortgage on the property and explained the affidavit requirements for voluntary mergers: "One is from the applicant stating they have notified the mortgage holder of the lot merger proposal and the second comes from the mortgage holder stating they are aware of the lot merger proposal. In this case, since there is not a mortgage on this property, only the applicant need submit an affidavit stating this." Roger Murray moved for approval; Nancy Wiley seconded. The roll-call vote was Nancy Wiley-yes, Vaune Dugan-yes, Rhonda Martin-yes, Chair Steve Webster-yes, Roger Murray-yes, Doug Breskin-yes. Motion passes (6-0-0).
Under the town process, the applicant must record the notice of merger in the Carroll County Registry of Deeds and submit the applicant affidavit verifying no mortgage. The board did not place additional conditions on the merger.
The board took the vote as part of continued business following a prior meeting where missing mortgage information had been discussed. The merger creates a single parcel from the two lots; recording the merger will be the next step before the change is effective.
