Planning Board schedules May 1 hearing for Pomarico Drive warehouse; DEC wetlands and utility approvals pending

Justin Dates of Colliers Engineering updated the Planning Board on the Avion Ventures warehouse site plan for Pomarico Drive, reporting progress on technical submissions and outstanding regulatory items.
Dates said the team submitted design work for a sanitary pump station to serve the site and received a City of Newburgh flow-acceptance letter for 612 gallons per day. He also confirmed DEC review is under way for stormwater management facilities that would encroach into the 100-foot wetland adjacent area on the northwestern side of the parcel; those wetlands are already identified as DEC jurisdictional features.
Dates said a tree survey required by the Town’s Tree Preservation law has been completed and a tree-preservation plan will be submitted in a forthcoming filing. The applicant also circulated a conceptual left-turn lane design on Route 17K intended to support site access and posted that in the prior submission to the Board; County Planning provided advisory comments and the applicant will respond point-by-point.
Town staff and the Board agreed that DEC Article 24 wetlands permits, Health Department approvals for water main extension, DOT approvals for any right-of-way work and stormwater security will be required. After discussion, the Board voted to schedule a public hearing on May 1.
Next steps: applicant to respond to Orange County Planning comments, submit tree preservation and stormwater materials addressing current DEC permit rules, finalize pump-station design and secure DOT/Health approvals as required before final action.
