The Zoning Board approved area variances for Joseph Accettura of 1463 Route 300 to permit a two-story 16-by-28 garage and addition that requires relief for a front-yard setback to a state road, placement within 80 feet of the center line, and increased lot coverage.
Applicant representative Floyd Johnson said the drawings were adjusted per the board’s prior comments (front and rear setback adjustments and changes to the lot coverage figures). Mr. Donovan told the applicant the revised plan must be submitted to the ZBA office because the decision will reference the plan and its revision date; Siobhan Jablesnik said she would accept one hard copy and scan it for distribution.
After conducting the five-factor balancing test, the board voted unanimously to approve the variances, with the condition that the applicant file the revised plan for the record. The board noted the area coverage calculation: the requirement was 10,211 square feet and the applicant’s parcel had 10,614 square feet, a variance of 403 square feet was requested.
