ZBA approves Manheim auto‑storage expansion, adopts negative declaration

Tyler Webb of Kimley‑Horn briefed the Zoning Board on plans to expand the Manheim Newburgh vehicle storage area by roughly 13.5 acres. Webb told the board the total impervious area after the expansion would remain below the IB district's 80% maximum and that stormwater controls would be addressed through a SWPPP prepared to the 2024 standards.
Board members said the expansion was largely screened topographically; several members who visited the site did not see adverse neighborhood impacts. The board adopted a negative declaration under SEQRA for the parking‑landscaping variance and voted to approve the parking‑landscaping waiver subject to Planning Board site plan and SWPPP conditions.
Darryl Vrooman, assistant manager at Manheim Newburgh, was present to answer operational questions. The board recorded no public objections during the hearing and approved the relief as requested, asking that final details be resolved through the Planning Board’s full review.
