Rutherford council moves to add Lot 9.01 to Ames Avenue affordable-housing overlay; project would include ~20% affordable units

The Rutherford Mayor and Council on July 13 moved forward on a change to the Ames Avenue affordable-housing overlay, adding Lot 9.01 to a previously adopted overlay zone and preserving the project's existing development standards.
Council President McGowan introduced the amendment and moved the ordinance for first reading and referral to the planning board. Borough administrator Bob Kekoleski explained that Lot 9.01 had been omitted from the original ordinance and is now being added; the underlying project is proposed for about 30 dwelling units with a 20% affordable set-aside ("so 6 units at most to be the affordable for that project when it's built," Kekoleski said).
Kekoleski said the overlay change does not alter setbacks previously approved and that the planning board will review the addition for master-plan consistency before the ordinance returns for second reading. A member of the public asked whether the overlay would change overall town obligations under the court-ordered fair-share housing round; Kekoleski said the amendment simply adds the lot and does not change the previously approved standards.
Council voted to pass the ordinance on first reading and to advertise it according to law; the item will proceed through the planning-board review and return to council for a second reading and adoption vote.
