Benson board approves rezoning at Tar Heel Road and NC 50 to Highway Business for equipment dealership

The Benson Board of Commissioners unanimously approved a rezoning request (RZ-2025-01) on May 22 to change an 8.22-acre parcel at the intersection of Tar Heel Road and North Carolina Highway 50 from Neighborhood Business (B-2) to Highway Business (B-3).
Planning Director Tanner O'Quin told the board the parcel is currently within the town's extraterritorial jurisdiction and that the Comprehensive Land Use Plan designates the area as low‑density residential; the Planning Board nevertheless voted unanimously to recommend approval. O'Quin said examples of uses allowed in B-3 but not B-2 include hospitals, contractor offices, hotels and vehicular sales.
Applicant Blake Denning said an equipment dealership intends to relocate from Angier to the subject parcel; Denning described a previous rezoning to B-2 and said the new request was driven by a prospective tenant's business needs.
Commissioners first approved the rezoning 6-0. The board then voted 6-0 that RZ-2025-01 is reasonable and in the public interest and to amend the Land Use Plan to allow the change from B-2 to B-3.
The votes conclude the town's land-use actions; any development will still be subject to standard permitting and technical review.
