Land Services explained that combining parcels would ordinarily trigger rules limiting dwellings per parcel, but the applicants requested relief so the farm could retain housing for family or hired help.
Board members discussed the long‑standing presence of multiple dwellings on the properties and the risk of setting precedent. Several members emphasized that variances run with the land and can become permanent rights; to address that concern the board adopted a condition that any replacement dwelling must be rebuilt in the same general location/footprint as the existing homes so the variance serves the farmstead rather than enabling a future detached lot sale.
With that condition, the motion to approve the variance passed by roll call. The board directed the applicants to work with Land Services and counsel as needed to complete the parcel combination and record the variance.
