Board approves septic-system variances for Dennisport and East Dennis properties

The Town of Dennis Board of Health granted two variances under Reg.16B on June 11, 2026 for construction or system upgrades in environmentally sensitive areas.
At 9 Division Street (Dennisport), Asa Mintz of AJM Site Design presented a proposal to add an office and pantry to an existing single‑story, three‑bedroom dwelling. The proposal would use the existing 2016 septic system (two 1,000‑gallon tanks, distribution box, and two 500‑gallon leaching chambers) designed for three bedrooms. The memorandum showed existing nitrogen loading of 10.14 ppm and proposed loading of 10.03 ppm. Member Chamberlain asked whether a cased opening could be extended into the proposed office; Mr. Mintz agreed to submit revised floor plans. The board approved the variance 4‑0 with conditions including submission of revised floor plans, a prohibition on further unreviewed floor‑plan changes, and recording the variance and its conditions at the Registry of Deeds.
At 6 Grouse Lane in East Dennis, Bob Reedy of J.M. O’Reilly presented a plan to replace an undersized 1974 two‑bedroom system with a 2,000‑gallon septic tank, an Advantex AX‑20 treatment unit and three 500‑gallon leaching chambers sized for four bedrooms. The design reduces modeled nitrogen loading from 7.35 ppm to 5.68 ppm. Mr. Reedy explained that Advantex I/A systems allow operators to adjust treatment parameters based on flow and influent characteristics to improve nitrogen removal. The board approved this variance 4‑0 with multiple conditions: revised floor plans showing a 5‑foot cased opening to the building permit, prohibition on garbage disposals, installation and verification of water‑saving devices, recording of variances at the Registry of Deeds, submission of a certified as‑built plan, a signed maintenance agreement requiring quarterly testing (TKN, TSS, BOD5, pH, nitrate, temperature), testing frequency review after two years, installation of a time‑run meter hard‑wired to the main panel, and submission of an engineered report following any inundation event.
Both approvals were recorded in the meeting memorandum and will be subject to the listed conditions before final construction permits are released.
