The Charlemont Board of Assessors recorded several property inspection items at its Sept. 9, 2024 meeting and assigned follow‑up inspections.
Chair Jacqueline Cashin told the board she observed a two‑story barn at 104 West Oxbow Road, estimated at roughly 34 by 48 feet with a tin roof and wood siding. Cashin said the structure appears mostly finished, constructed with a mix of repurposed and new materials, and will be added to the property record card.
Cashin also reported she could not confirm from the road whether a large building or greenhouse exists at 2143 Route 2 and asked Assessor staff to request an inspection with the property owner. Anthony Ostroski reported that he found no structures on three vacant parcels he inspected on Hawk Hill Road. Cashin said two vacant parcels bordering her on Avery Brook Road had no structures but that one parcel has a wetland along most of its frontage; she directed that the wetland be noted on the property card and that the acreage be reduced accordingly for valuation purposes.
The board assigned other inspections: Cashin will visit 50 Heath Stage Terrace on Saturday to confirm whether an in‑ground pool has been filled in and asked Carlene Hayden to notify the owner. Karen Rau said she would inspect 37 Schaefer Way to verify construction of a new barn and whether a shed or building permit has been issued.
Why it matters: New structures and unrecorded improvements affect property records and valuation; timely inspections help ensure accurate assessment and compliance with permitting requirements.
The board reviewed routine correspondence and deeds for July and August before adjourning and entering executive session. The next regular meeting is Oct. 7, 2024.
