Crow Wing County approves land‑use map change and a preliminary plat for two lakeshore parcels

The Crow Wing County Board of Commissioners approved two Land Services items July 14: a land‑use map amendment for parcel 90030510 in St. Mathias Township and a preliminary (plenary) plat for a 38‑acre parcel at Adney (Addie) Lake (parcel 60320512).

On the St. Mathias parcel, Land Services staff said the request is to change zoning from agricultural forestry to rural residential 10 to allow splitting a 35‑acre parcel into two tracts in a way that would produce lots no smaller than 10 acres. Staff noted St. Mathias Township submitted a letter requesting any new lot be at least 15 acres; staff explained that because the proposed split would create two lots of roughly 17–18 acres it would meet the townshipconcerns despite the formal recommendation for denial. The planning commission unanimously recommended approval, and the board voted to approve the map amendment.

At Adney Lake, staff presented a conventional two‑lot plat that will allow a later conservation‑design replat. Staff explained two key variances will be considered by the planning commission — a 20‑foot existing trail where ordinance requires 50 feet, and an existing road that does not meet current lake setbacks but was permitted in the mid‑1970s. Staff and the planning commission recommended the preliminary plat and the board approved it.

Both actions were presented with maps and findings of fact from the planning commission; staff said the DNR had been notified of lake‑area items and that later permit and variance processes will follow.
