Miss McCutcheon (speaker 6) summarized a recent meeting with the property owner and said the owner envisions a coffee shop, classrooms and retail in the current structure and suggested open-air structures, decorative roofing or a hot-house rather than an enclosed warehouse. ‘‘If the owner’s vision of a warehouse becomes a reality, what does that say about the city of Wildwood?’’ she asked, voicing concern about how a warehouse sited near Highway 109 could appear in a residential context.
Joe (staff member) reminded the group that in its prior land-use recommendation the body retained the non-urban residential designation and supported conditional use for plant nursery, greenhouses and sales rooms, with accessory uses limited to complementary and secondary activities. He emphasized that any actual building would require planning-and-zoning approval, architectural review and city-council action. ‘‘There’s no way the Department of Planning is gonna let a warehouse go in the front of the site,’’ Joe said, adding staff will rework the proposed language to capture the intended, compatible accessory uses.
Other commissioners urged the department to develop a concise, shared definition of what ‘‘warehouse’’ would mean to reduce differing impressions among members. Several commissioners said the nursery’s existing structures and proposed alternatives could be made compatible with design standards and that staff should draft specific wording for the next packet.
What’s next: Staff will revisit the accessory-use wording for the Pasiglia site to ensure compatibility with the non-urban residential designation and to limit replicable outcomes on nearby vacant acreage.
