Development Board approves area variance for carport to store pontoon at 117 Glenwood Drive

The Village of Saranac Lake Development Board on July 7 granted an Area Variance to allow construction of an accessory carport in the front yard at 117 Glenwood Drive to shelter a pontoon boat, subject to a condition limiting the structure’s use to car or boat storage.
Applicant Janet Moskol explained that the pontoon boat came with the property and that previous attempts to cover it with a wood frame and tarp failed when snow accumulation caused the structure to fail. Moskol said the garage clearance is approximately 7 feet while the boat requires roughly 10 feet of clearance, making garage storage impractical. The Community Development Director noted that, because of the lot configuration, both Kiwassa Road and Glenwood Drive are treated as front yards, which constrains locations meeting setback requirements.
Board members asked about alternatives and conditions. Dan Reilly said he supported the application as submitted; Bill Domenico proposed a condition requiring the structure be located at least 25 feet from the property line. The board ultimately approved the variance with the explicit condition that it be used for car or boat storage only. Roll call was Farnham, yes; Stiles, yes; Domenico, no; Reilly, yes, and the motion carried 3–1.
The board also voted to issue a negative declaration under SEQR and to find the project in conformance with LWRP policy standards before taking the approval vote. The transcript records no public objections.
