Mountain Aire HOA approves backyard changes at two Colwood addresses; hot-tub placement conditioned on city setback

At its June 26, 2026 meeting, the Mountain Aire Homeowners Association Board of Directors approved two property-improvement applications for homes on Colwood Avenue.
The Board approved a request for 18828 Colwood to remove backyard lawn and replace it with pavers and turf. The homeowner’s diagram also showed a potential future hot tub adjacent to the fence; the Board gave conditional approval for the hot tub only if the installation meets applicable city setback requirements.
The Board also approved a second request for 18836 Colwood to install a concrete slab and a swim spa. The application specified the equipment would be located in the backyard, more than 5 feet from the fence (not in a side yard); the Board approved the project unanimously.
Both approvals were recorded in the PIC review portion of the meeting with no recorded objections from Board members or attendees. Board members noted the hot-tub approval for 18828 was expressly contingent on compliance with city code setbacks, and they did not waive code requirements.
The meeting recorded no homeowner questions or comments, and the session adjourned at 7:05 p.m. The Board’s next regular meeting is July 13, 2026, at 6:00 p.m. (via Zoom).
