Planning board recommends adding RV and boat storage to Stacy Eastwood property on US 264 East

The Pitt County Planning Board voted to recommend approval of a conditional rezoning request from Stacy Eastwood that would allow RV and boat storage at parcel 88208, a 2.88-acre property on the north side of US 264 East.
Ben, a planning staff member who presented the item, said the property is already zoned general commercial conditional district for sales such as golf carts and utility trailers and that the request would add RV and boat storage without removing the previously approved uses. "Staff does recommend the approval of the request, subject to the development standards and the additional conditions described in the staff report," he told the board.
Staff told the board the request is consistent with the Envision Pitt County 2045 comprehensive land use plan, noting the site fronts a major thoroughfare and is in close proximity to other nonresidential uses. Conditions the board was asked to include cover compliance with Pitt County zoning standards for oversized vehicle parking (setbacks of 50–100 feet from residences and certain institutions), a 10-foot-wide landscape buffer planted per the zoning ordinance, a minimum 6-foot security fence around the perimeter, a required landscaping plan, grading/drainage and paved or stabilized surfacing for parking areas to minimize dust and erosion, an erosion- and sedimentation-control plan for disturbances over 1 acre, stormwater review where applicable, compliance with fire-protection requirements, environmental-health approvals, and a commercial driveway permit from NCDOT.
There were no public comments on this item at the planning-board meeting. A board member moved to recommend approval and the motion carried by voice vote. The planning board's recommendation will be forwarded to the Pitt County Board of Commissioners, which is scheduled to hold a public hearing on the request on Monday, August 17 at 6:00 p.m.
