Lawrence told the board that a deed restriction allowed a one‑lot subdivision breakoff and that the current request moves acreage from the parent parcel into the already approved subdivision rather than creating a new subdivision. Board members discussed whether prior survey pins should be demonstrated or whether a new survey was required; Lawrence said the survey used deed references and prior surveys of adjacent properties consistent with RSA 478:1‑a (Recording of Plats).
The board considered and approved waivers including plan copy and construction plan requirements, septic‑related submission requirements (noting no lot under five acres), verification of driveway permits for existing drives, and survey monument and percolation test mapping waivers tied to the lack of new roadway construction and existing conditions. Several waiver motions were made and carried by recorded votes.
Doug Smith moved to approve the lot‑line adjustment; Greg Butko seconded and the motion carried with recorded yes votes from board members. The board noted that the survey of the parent lot was not performed in full and that monument locations were derived from referenced deeds and adjacent plans; those derivations were accepted in lieu of a full resurvey for this adjustment.
The application was approved at the meeting; the board did not propose new road construction or additional easements for the project during the session.
