Board approves gatehouse redesign and signage program; RG Architects retained as Bowman subconsultant

The River Ridge board approved retaining RG Architects, P.A. as a subconsultant under Bowman Engineering to redesign two gatehouses and authorized the Chair to execute documents after counsel and manager review. Eric Long presented the fee proposal and said RG — which previously designed the River Club and related complexes — will provide design and 3D renderings to refresh aging assets rather than demolish them.
Board discussion noted the main gate's low clearance has led to it being struck 12 times this year and that new elevation certificates may be required. The board agreed to book $62,500 as an up-front deferred cost to be invoiced to the district when financing is issued; Long said design and permitting will take about 12–18 months and construction is expected to begin in 2026. Charlie Krebs and staff will confirm contract routing and markup provisions; Bowman will be authorized to engage RG under standard Bowman terms.
Separately, the board approved Bowman Consulting Group's landscape architecture proposal to replace monuments across the CDD (Pelican Sound Master Signage Program). Neighborhood monument replacements, permitting and related costs will be budgeted from Pelican Sound replacement reserves. Mr. Blumenthal will serve as the board liaison and monthly design updates will be provided to neighborhoods.
