Woodmoor board hears routine reports: budget under-run, 174 unpaid accounts, chipping days set

At the May 27, 2026 meeting of the Woodmoor Improvement Association board of directors, board members received routine reports on budgeting, covenants enforcement, public safety staffing, architectural reviews and grounds maintenance.
Denise Cagliaro, the HOA manager, reported on financial and operational items: the association is approximately 3.1% under budget for expenses year-to-date, the deadline for June newsletter submissions is May 29, and there are 174 unpaid accounts currently on the books. Cagliaro also announced the next board meeting is scheduled for Wednesday, June 24 at 7 p.m.
Jennifer Davis, director of covenant control, said there were 16 covenant-related items in April; 3 formal violation notices were issued, 29 issues were resolved informally through letters, emails or phone calls, and 11 HOA inspections were processed. Davis reported two hearings were held in April, none in May, and two hearings are scheduled for June 11.
Ed Miller, director of architectural control, reported 55 project submissions in April: 46 approvals by the ACC administrator, 7 approvals by the Architectural Control Committee and 2 denials; year-to-date 127 projects were submitted and 124 were approved (97.6% approval rate), a 3.2% increase in submissions from the same period in 2025.
Brad Gleason, director of public safety, reported that one officer had left and that interviews for a replacement would be held June 1; he praised Chief Darrin Abbink, stating, 'Chief Darrin Abbink is doing a great job.' Jason Hann, director of forestry, said seven forestry/Firewise/grant visits occurred in April, that a second grant packet has been submitted and the board is awaiting the check, and announced community chipping days set for June 20–21 and July 18–19.
Steve Cutler, director of common areas, said sprinklers were started and flowers planted in front of the Barn on May 27 and that mowing will begin in early June, weather permitting. Peter Bille, vice president, opened the meeting by commending staff performance: 'The staff is doing a great job.' The meeting adjourned at 7:08 p.m.
The minutes record no owner comments and no contested votes during the meeting.
