The San Antonio Board of Adjustments resolved multiple zoning requests on Thursday. Key actions and short explanations follow.
- Fence materials at 2200 West Avenue (BVA-25-103-000157): The Board granted a variance allowing corrugated metal fence material and an increased rear height in the north line of the property after the applicant explained existing site conditions and proposed screening. Staff had noted the material is prohibited by code, but the Board found the requested materials and increased privacy screening appropriate in this case and approved the request by unanimous voice/roll.
- Garage and impervious-coverage variances at 413 Record Drive (BVA-25-103-000219): Applicant Ana Estrada sought reduced front setback for an attached/open garage and increased impervious coverage to accommodate a covered garage for a disabled spouse. Commissioners discussed drainage and mitigation; the Board found that literal compliance would cause unnecessary hardship and approved the variances with the conditions noted on the record.
- 2876 Nakadoches Road (BVA-25-103-000229): Applicant Rick N—nez asked to eliminate the opaque fence requirement for a non-residential use adjacent to single-family property. Multiple neighborhood speakers and the colonias association opposed the change; the motion failed on voice vote and the variance did not pass.
- 5703 McGrown Street (BVA-25-103-000230): A request to reduce the rear separation from 20 feet to 10 feet for a narrow lot was debated with concerns about drainage and parking. The motion to grant the variance failed and the request did not pass.
- 2710 Erwin Drive (BVA-25-103-000231): Alamo Consulting Services and homeowner Jorge Lozano requested a 5 ft 6 in variance (resulting 14.5 ft rear separation) so an accessory structure could be converted to a principal residence for a disabled veteran. The Board approved the reduced setback after staff and the owner described existing conditions and accessibility needs.
- Case SUBE-103000228 (McDonald—s architects, case 6): The Board heard a voicemail and public comment in favor, but the applicant or staff moved to postpone the item to December 15 for further consideration.
Why it matters: The votes affect property owners and neighbors across multiple San Antonio neighborhoods, touching on historic corridors, residential accessibility, privacy and neighborhood compatibility. Approved variances include accessibility and materials outcomes; denials preserve existing code limits in contested cases.
Next steps: Applicants for approved variances must follow staff instructions and obtain permits as required. Applicants whose requests were denied were advised to meet with staff to explore alternatives or revise proposals.
If staff issues formal minutes with roll-call tallies, those minutes will provide the definitive vote counts and any conditions included in motions recorded by the clerk.
