On July 15 the Grandview Heights Planning Commission voted to approve one short-term rental unit at 964–966 Burr Avenue, amending the applicant's request for two units after commissioners raised questions about a code limit and unit configuration.
Applicant representative Amanda Traxler described the owners' request to list two units on Airbnb while one owner would remain on-site; staff reported the property is zoned R-8, parking met code, and the application included proof of liability insurance required for renewal.
Resident Chris Geronski spoke in support of façade improvements but asked that the hedge bordering the sidewalk be trimmed and poison ivy addressed because it currently encroaches on the public sidewalk and the nearby bus stop. Staff said property-maintenance inspectors would follow up.
Commissioners and a council liaison recalled that the city's short-term rental ordinance limits short-term use in multifamily buildings to a maximum of one unit unless a variance is granted. Commissioners debated whether to table the application for legal review or approve a single unit now and direct staff to verify which specific unit should be authorized. Commissioner Evans moved to approve PC132026 as amended to permit one short-term rental unit, with the particular unit to be determined in consultation with staff during permitting; the motion passed by the commissioners present.
The motion included a staff-verification condition to ensure the approved unit meets the code's owner-occupant adjacency requirement and left the possibility for the applicant to return later for additional approvals if legal counsel or staff determine otherwise.
