Staff said the proposed attached garage totals about 1,151 square feet—roughly 346 square feet larger than the code's 70% floor-area limit used for garages—but meets the requirement that no more than three side‑by‑side vehicle bays face the street. Staff recommended conditions including an equivalent reduction in allowed detached accessory building area and a deed restriction to be recorded with the Walworth County Register of Deeds limiting future detached accessory area (unless the garage is modified to comply).
The applicant said the extra space is intended for backyard storage and not primarily to increase vehicle capacity; commissioners acknowledged the usual use of such space for household storage. A motion to approve the exception subject to the staff conditions passed by voice vote.
