The Morrison County Board of Adjustment on July 7 approved a variance allowing Chad and Amy Kronbach to split roughly 2.5 acres from a 30‑acre parcel in Morrill Township and develop a residence on the new lot despite soils that do not support a standard Type 1 septic system. Land services staff reported soil borings showing only about 9 inches (staff also read 4 inches in one note) of separation to the seasonally high water table, short of the 12 inches needed for a Type 1 mound system and the standard three feet of treatment soil required for conventional systems.
The applicants, Amy Kronbach and Vincent Kokless, confirmed the parcel’s residential zoning and their plan for a modular, at‑grade dwelling. Land services staff said the site would require a Type 3 mound system given the soil conditions. Board members who visited the property described tillage and slopes that make an at‑grade modular home feasible but agreed the soil borings create a practical difficulty for a Type 1 system.
During deliberations the board set a condition restricting any future dwelling to at‑grade construction with no basement to limit flooding and structural concerns tied to the high water table. George moved to approve the variance with that single condition; Greg seconded. The board took a roll‑call vote and approved the request unanimously.
Land services staff directed the applicants to contact the department to obtain required permits and to follow up on the conditioned approval.
