Calvert City’s Board of Adjustments on May 5 approved two conditional uses for 2184 U.S. Highway 62, clearing the way for alcoholic beverage retail sales and hotel/motel use at the site.
William Seattle’s the 3rd, who said he represents applicant Charlie B. Mitchell Jr., told the board the property has been acquired and the applicant intends to restore the existing building into a hotel with an on-site bar and restaurant. “The hotel property currently located on Highway 62 … he has acquired that piece of property and what he is in the process of doing is turning that back into what I would consider to be the gem that it was,” Seattle said during public comment.
Staff read the required findings under the city’s zoning rules — citing the standards in article 7 and the schedule of uses in article 11 — and the board responded in the affirmative on each required element. A motion to approve the ABC (alcoholic beverage retail) conditional use was made, seconded and approved; a separate motion to approve the hotel/motel conditional use was likewise made, seconded and approved. Board members answered the roll-call questions required for conditional-use approval and no additional conditions were recorded on the motions.
Seattle told the board that an earlier-discussed golf component has been removed from this application because golf would not be permitted in the LU zoning district; he said that if the applicant later pursues additional uses, those would return for separate review. He also said the project’s timing is not fixed: work was underway but the applicant did not provide a target opening date.
The approvals allow the applicants to apply for building and business permits consistent with the approved uses. Staff indicated permits will be signed and processed so work can proceed when applicants meet permitting requirements. The board did not place a specific timeline or additional conditions on either approval at the May 5 meeting.
