SiteOne Landscape Supply approved to occupy 417,384 sq ft warehouse in Lakeview Corporate Park

The Pleasant Prairie Plan Commission voted to approve a conditional use permit and site and operational plans for SiteOne Landscape Supply to occupy a 417,384-square-foot building in Lakeview Corporate Park.

Village staff said the proposal would use the entire building at 11599 80th Avenue for warehousing, add a fenced outdoor storage area for prepackaged stone materials and landscape equipment enclosed by a 10-foot black vinyl-coated chain-link fence with privacy slats, and construct a prefabricated guard shack with swing-arm gates and keypad/auto-sliding gate access. Staff reported 40 dock positions on each side of the building, 231 parking spaces (including 95 truck spaces) and 79 dock doors. Staff estimated 35–50 full-time employees on first shift, facility hours of 5 a.m. to 5 p.m., and public hours Monday–Friday 8 a.m. to 5 p.m.

Frank Dunn, a representative of SiteOne Landscape Supply, told commissioners the company operates about 700 locations in the U.S. and Canada and described community engagement plans. "First and foremost, thank you all for having us here today…we want to be part of the Pleasant Prairie community," Dunn said.

A commissioner moved to approve the conditional use permit, including the site and operational plans; the motion was seconded and the commission approved the permit by voice vote.

Why it matters: The approval permits a large distribution and landscape supply operation in the Lakeview Corporate Park, bringing warehousing activity, truck access and outdoor materials storage to the site. The village staff memorandum states the proposal meets zoning standards for parking, circulation and environmental controls provided any conditions of approval are met.

Next steps: Staff will follow up on any conditions of approval and the permit allows the tenant to occupy the building under the approved site and operational plans.
