Assessor reports preliminary revaluation metrics; parcel-by-parcel reviews to start July 2

Assessor Brendon McGahan updated the Orford Selectboard on the town’s revaluation work, reporting preliminary statistics and a near-term schedule for field reviews.
McGahan said building and land rates have been updated and preliminary values are complete; he gave a median ratio of 95.8%, a coefficient of dispersion of 9.4% and a price-related differential (PRD) of 1.03. He told the board the parcel-by-parcel review will begin July 2 and is estimated to be completed on or about July 25.
The board did not take formal action on the revaluation matters during the meeting. McGahan’s report provides the baseline data the Selectboard and town staff will use while completing the parcel reviews and finalizing values for the next assessment cycle.
Board members asked for and noted the schedule so that residents and staff can be prepared for in-person reviews next month.
