Planning Commission backs Phase I site plan for Clifton Floodplain Park, with conditions

Commission materials and the meeting record cite a J2 Engineers site plan dated May 17, 2010; the town engineer's review; and Fairfax County's approval of the Erosion and Sedimentation Control Plan (7646-RGP-0021). The recommendation finds no reasonable alternative to aligning the proposed roadway/driveway within the Resource Protection Area (RPA) because of the existing property entrance, and states that the alignment minimizes encroachment and does not adversely affect water quality.

The recommendation cites compliance with Sec. 11-13.a and 11-14.b-c of the Chesapeake Bay Preservation Ordinance and requires a water quality impact assessment as part of the submission. The council approved a technical change to the CBA Town Improvement Fund language in a separate motion during the meeting.
