Council gives concept-level OK for Littlehaven 'autocross' mixed-use proposal

Developers asked the City of Montrose on Feb. 9 for concept-level endorsement to advance engineering and land-use review for a large autocross-oriented development on the southeast corner of County Roads 12 and 25.
Rick Harrison, a site designer leading the proposal, described a 100-acre project with modular concrete-clad 'industrial townhomes' (about 170–178 units, for sale) and a central autocross training and competition facility. He said the site would support educational driving programs, winter driving training for emergency crews and events run by autocross clubs.
Harrison said the development could include a clubhouse with a family restaurant, rental cars and maintenance operations and estimated the project could attract regional events and visitors. “We believe that Montrose is gonna be ground 0 for autocross,” Harrison said, arguing the site would draw enthusiasts and serve training needs.
Council members expressed enthusiasm and discussed collaboration with the school district for driver training and other public-safety uses. The council did not require a formal motion; staff were given consensus to proceed with surveying, civil engineering, refinement of a PUD and outreach to county officials.
What happens next: the developer will begin surveying and engineering work and refine a PUD and HOA structure; the city will coordinate necessary land-use reviews, public hearings and intergovernmental outreach.
