Ilyes described a mixed-use plan with professional storefronts or offices on the primary—or street—level (retail, law/engineering offices), up to 18 one-bedroom residential units on upper floors to "keep the professional feel," and a possible cigar lounge in the basement. He said he has contacted a parking-garage engineer about building a single-level deck of roughly 30 spaces that the developer would consider trading for the municipal lot at the Zarfoss building.
Ilyes told council he will be out of town and therefore unable to attend the next regular council meeting, but asked the council to consider the concept as staff and council review downtown options. The presentation was informal and no votes or formal referrals were recorded at the work session.
