The Lancaster Planning Board approved an amended site plan and special-use permit for an outdoor dining tent at Frank’s Grill after staff confirmed the applicant had addressed required changes, the board heard on Thursday.
Ben Kestner, owner of Frank’s Grill, told the board the tent arrangement is the same outdoor dining setup used in prior summers and that the amended plan addresses staff comments. "We bought the property in January… we're not looking to make any changes to that," Kestner said, and added the changes correct earlier omissions.
Staff reported the revised plan met previous comments: required ADA parking spaces were shifted to comply with code and a dumpster enclosure will be added. A staff reviewer said the changes also allowed retention of a third parking space that staff had initially flagged.
A board member moved to approve the amended site plan with the special-use permit conditions; another member seconded and the board voted by voice to recommend approval and to treat the action as a type 2 action requiring no further SEQR (Seeker) review at the planning-board level.
The board's recommendation will move forward to the town board or other permitting authority as required by town procedure. Kestner thanked the board on behalf of his staff and said the restaurant would continue to work with town staff to comply with final permitting details.
