Selectmen approve one-year lease for preschool with split pest-control responsibilities

The Board of Selectmen voted to approve “option 1,” a one-year lease for the preschool tenant commonly referred to in the meeting as Honeybee, with the lease to commence Aug. 1 and rent set at $1,500 per month. The board also agreed that the town will assume responsibility for exterior pest control while the tenant will be responsible for indoor pest control.
The Honeybee representative told the board the group preferred the $1,500-a-month arrangement and that the town would continue to cover utilities. The representative detailed immediate repairs she understood would be completed: sealing rodent holes in the foundation and replacing a preschool-room door; the preschool floor replacement was described as a future capital project beyond immediate expectations.
The DPW director explained town crews can manage exterior sealing and basement work but that internal pest-control work is not covered by the current operating budget and would require a budget change. Board members asked for clarification about the heating system, and the tenant said the intermittent heating issues have been handled when they occurred.
Committee member 5 moved to approve option 1 with the pest-control split and a lease beginning Aug. 1 for one year; the motion was seconded and passed by voice vote. Board members also noted a lease term that would impose a 2.5× month-to-month penalty if tenants continued on a month-to-month basis after the lease end, and they agreed not to assess that penalty if the town attorney could not turn around a revised lease quickly enough.
Board members asked the town attorney to draft the adjusted lease terms reflecting the outside/inside pest-control division and other agreed repairs; the board said it will finalize the paperwork at a subsequent meeting once the attorney’s revision is available.
Next steps: the attorney will re-draft the lease language to incorporate the agreed repairs and responsibilities and return the item for formal paperwork completion.
