Code board gives 60 days for owner to obtain permit for unpermitted ramp at 1626 19th Place

The Vero Beach Code Enforcement Board on July 8 ordered the owner of 1626 19th Place to correct an unpermitted ramp and railing installation within 60 days or face continuing civil penalties of $50 per day.

Code Enforcement Officer Melody Sanderson told the Board the citation was issued May 22, 2026, service was provided by certified mail, and the initial $50 civil penalty has been paid. She said a permit application is in an "applied" status and discussions between the Planning Department and the contractor remained unresolved.

Denise Piecaynski, the property’s registered agent, who was sworn in, told the Board she "tried to apply for everything" and asked whether she would have 60 days to complete the process. Sanderson answered yes and said she recommended allowing 45 to 60 days.

Chairman Eric Price moved that the Board find a continuing violation and issue a Board order requiring correction within 60 days from the date of the Board order; Mr. Ken Daige seconded, and the motion passed unanimously.

The Board’s order specifies that continuing civil penalties of $50 per day shall commence the first day after the original compliance date of June 5, 2026, until the violation is corrected and the initial civil penalty is paid. The Board recorded the compliance deadline and retained jurisdiction for a required reappearance if necessary.

The next procedural step is administrative compliance monitoring by staff; the Board did not schedule a separate hearing date in open session.
