Commission generally backs El Encanto greenhouse concept, asks for lighter framing and refined roof

Architects seeking preliminary feedback proposed a 525‑square‑foot glass 'greenhouse' waiting room addition for the El Encanto Hotel’s spa. The applicant, represented by Joe Andralitis of Andralitis Mixon Architects, said the structure would be a transparent, steel‑framed element to connect indoor and outdoor spa amenities while remaining visually subordinate to the hotel.

Andralitis described two color options and said the darker olive green framing was preferred by the team, though the group was open to alternatives. He noted the addition would be largely concealed from public ways by existing landscaping and would emphasize operable glazing to allow airflow. "Very understated in my opinion," he said of the presented scheme.

Commissioners asked detailed questions about materials, energy performance, roof drainage and how the addition would attach to the historic hotel. Vice Chair Ullie and several members urged a lighter mullion pattern and recommended a lower sloped shed roof alternative to avoid a tall stair landing conflict. Commissioner Enzberg suggested the framing should feel more integrated with the El Encanto’s existing material language and recommended operable windows and reduced visual weight.

Outcome: This was a pre‑application concept review only; the commission offered guidance and asked the team to return with elevations, sections showing attachment details, refined roof drainage and mullion studies to demonstrate how the greenhouse character will be made compatible with the hotel’s historic setting.

Next steps: Applicant will refine materials and roofing options and return for formal project design review.
