The Ridgway Planning Commission recommended approval of the Hyde Subdivision resubdivision during a public hearing, endorsing staff’s three recommended conditions for recording.
Staff described the application as a resubdivision of Lots 1–4, Block 14 (addresses 845 and 847 Hyde Street). The current parcel totals roughly 14,000 square feet; staff said the proposal would create two lots: “Lot 1 would be about 6,000 square feet, and Lot 2 would be about 8,000 square feet.” The existing one-story duplex sits on the proposed Lot 2 while Lot 1 is currently vacant. Staff identified a wooden rear stair that encroaches on the proposed lot line and said those stairs would need to be removed or reduced before the plat can be recorded.
In its recommendation, staff included three conditions: payment of remaining water and sewer tap fees and the excise tax for all lots; bringing all properties into compliance with the town’s outdoor storage standards before recording; and resolving encroachment issues by removing or reducing the rear staircase and ensuring outdoor storage is placed outside setbacks and easements. The applicant agreed to clear outdoor storage on the vacant lot; an applicant representative said, “Jack and Patsy are clearing all of their [materials] out of there,” and staff said they will include the conditions in their recommendation.
A commissioner moved to recommend approval with those conditions; the motion was seconded and passed unanimously on roll call. The commission did not modify the three conditions on the record. Staff noted that the plat will not be recorded until the conditions are met and that failure to meet them could delay recording.
Ending: The recommendation advances to the Town Council as the decision-making body; staff and the applicant indicated steps to bring the properties into compliance before the plat would be recorded.
