Planning Board approves Jamie & Stoddard Hill lot-line change subject to road‑maintenance agreement

The Town of Newburgh Planning Board approved a lot‑line change for Jamie & Stoddard Hill (149 Mill Street and 28 Pheasant Hollow Road) at its Oct. 16 meeting, contingent on final review and acceptance of a private road access and maintenance agreement.
Lara Pruschki, representing Engineering & Surveying Properties, said the applicants obtained the necessary variances from the Zoning Board of Appeals in August and submitted required exhibits and the access agreement for attorney review. Pat Hines reported that lot‑line changes are Type II actions under SEQRA and do not require a public hearing. Dominic Cordisco said review of the easement and compliance with the ZBA decision will be listed as conditions in the resolution.
John Ward moved, Ken Mennerich seconded, and the Board voted unanimously to approve the lot‑line change subject to the condition that documentation of the private road access and maintenance agreement be reviewed and recorded and that the applicants comply with the ZBA’s terms.
What happens next: Planning staff and the Board attorney will review the submitted access and maintenance agreement; the applicant must satisfy those conditions and pay applicable fees for final recording.
