Planning Board grants one-year extension for Fabulous Events site plan

The Town of Newburgh Planning Board unanimously approved a one-year extension of conditional site-plan approval for Fabulous Events, Inc., extending the approval to Dec. 6, 2026, to allow the owner time to secure NYSDOT driveway approval.
The Town of Newburgh Planning Board on Nov. 6 approved a one-year extension of conditional site-plan approval for Fabulous Events, Inc., project 2022-23.
Ken Mennerich, a planning board member, read a letter from the applicant’s engineer requesting the extension while the owner obtains New York State Department of Transportation approval for the driveway entrance. Pat Hines of MHE Engineering recommended extending the approval from Dec. 6, 2025, to Dec. 6, 2026, saying there have been no substantial changes to site conditions or zoning. "I would suggest that we do it from 6 December 2025 until 6 December 2026, based on Mr. Queenan's letter," Hines said.
Dave Dominick moved and Stephanie DeLuca seconded the motion; the roll-call vote was unanimous. Board members recorded "aye" votes from John Ward, Lisa Carver, Cliff Browne, Ken Mennerich, Chairman John P. Ewasutyn, DeLuca and Dominick. The approved extension allows the applicant additional time to secure DOT approval before the site-plan expiration.
The board noted the two-year approval window under the code and that no material changes to zoning or site conditions justified the extension. The extension is effective from the December 2023 filing date as requested in the applicant’s letter.
