TAMWORTH — A proposal for a seven‑lot subdivision on Whittier Road was presented to the Tamworth Planning Board on April 22; the board accepted the application as complete but continued the hearing to May 27 for further engineering detail.
Nick of Strongtree Engineering described a seven‑lot layout with the smallest lot slightly under an acre and a proposed 22‑foot road terminating in a hammerhead. A minor boundary line adjustment would give a small portion of the property to a neighbor. State subdivision approval has been received for the proposal.
Board members stressed that road design and drainage details must meet town standards. The board noted the town's 150‑foot minimum frontage requirement and that applicants may request waivers where appropriate. The Fire Chief's written sign‑off and an independent engineering review were listed as outstanding items the board expects before final approval.
Andy Fisher moved to continue the hearing to the May 27 meeting to allow submission of road and drainage designs; Lianne Prentice seconded the motion and it was approved.
No final vote on the subdivision was taken; the board reiterated that staff and the applicant must provide the requested design, drainage and emergency‑access details before the board resumes deliberations.
