Chair introduced the applicant and the property (tax map 14, block 2, lot 18). The applicant said all business activity is administrative work conducted in Boston, not at his Newton home: there will be no customers, no employees coming to the house, no shipments, no chemicals stored and no regular vehicle traffic tied to the business. He said the home address is being used for administrative contact purposes only.
Planning staff recommended the board treat the proposal as a ‘‘home occupation’’ rather than a ‘‘home-based business’’ because the application described no on-site customers, signage or outside storage. Staff proposed conditions to prevent outside storage of business materials, require all business activities to occur inside the home, and limit hours of operation so the activity would not detract from neighborhood character. The board approved the recommendation with the stated stipulations.
The approval means the applicant does not need additional town-level review for this classification; the conditions must be met as part of the home‑occupation approval.
