The Historic Design Review Commission granted conceptual approval for a rear accessory structure at 320 East Cortland (HDFC case 202026) on Dec. 3, 2025, subject to staff stipulations on deconstruction, salvage, materials and final annotated construction documents.
Staff recommended deconstruction requirements and a comprehensive salvage plan for the existing accessory structure, submission of annotated construction documents including ridge-line height, and product/material specifications for windows, doors, siding and roofing. The applicant's contractor, Terry Espenson, accepted staff recommendations and noted an alternate design option in the late packet.
A commissioner favored a shed-roof alternative (option 2) as more proportionate for an accessory structure and moved for approval of that option. Commissioners debated decorative brackets; one commissioner suggested removing ornate Queen-Anne-style brackets to avoid a false historicism. The maker of the motion amended it to remove the brackets; the commission approved the conceptual design with staff stipulations and the amended design.
The commission's action is conceptual and subject to submission of final construction documents and review; staff noted final design changes will return to the commission for oversight.
