Planning commission approves architectural plan for new commercial building at East Aloha Drive

The Diamondhead Planning and Zoning Commission voted to accept the staff recommendation to approve the architectural design for a proposed commercial building at 4405 East Aloha Drive, the commission heard. The proposal, sited on the footprint of a former car wash, envisions about four tenant spaces and uses siding and facade treatments intended to match nearby structures.
Staff explained the commission now serves as the final approval authority for architectural reviews and said the applicant’s plans meet the cited ordinance standards for building form, materials, roof pitch and glazing. ‘‘It meets all of them,’’ a planning staff member said while reviewing facade projections, parapet treatment and material choices. Staff noted the longest unbroken facade is roughly 40 feet, under the ordinance’s 60-foot limit, and measured clear glass on the first-story retail facade at just over 45 percent.
Commissioners asked for clarifications about signage, accent colors and pedestrian access between the new building and the adjacent shopping center. Staff said a sewer main prevents connecting building footprints and that a pedestrian walkway, not a covered structure, will connect the sites; parking and site grading will be reviewed at the site-plan stage. Commissioners also asked that applicants bring physical material samples or a display board to future reviews so members can view finishes in person rather than rely on photographs.
Staff told the commission the applicant agreed to a color adjustment for rooftop service elements. With no public comments entered on the record, the commission approved the staff recommendation by voice vote, accepting the architectural design as presented and requesting the noted follow-ups on materials and signage.
The commission did not set final site-plan details at the meeting; staff said gutters, parking layout and other site elements will be addressed as part of the site-plan review process.
