Planning Board reviews 350 North Bedford site plan, requests traffic review and raises noise, easement and design questions

The Planning Board reviewed a site‑plan and change‑of‑use application for 350 North Bedford on June 9 and directed follow‑up reviews on traffic and design while flagging potential noise impacts and easement issues.

Representatives for the applicant — attorney Diana Kolev and developer representative Umberto Annunziata — joined the meeting along with Lauren McMahon of Langan Engineering and architect Stefano Cardarelli. Mr. Annunziata described proposed interior changes and façade updates while Ms. McMahon presented the traffic assessment. The applicant team said it did not yet have information about the specific medical uses that might occupy portions of the building.

Members of the Planning Board questioned the traffic assessment methodology and the types of medical professionals expected to use the site. The Board raised concerns about generator placement near residences behind the site and potential noise impacts and asked the applicant to consider raised crosswalks and additional pedestrian paths to improve safety.

Planner Jan K. Johannessen noted the applicant will need variances from the Zoning Board of Appeals and asked the Planning Board Secretary to arrange for the Village Traffic Engineer Consultant to review the submitted traffic assessment. Village Engineer Anthony Oliveri asked that existing stormwater, sewer and water services be inspected to ensure proper functioning.

The Board directed the applicant to the Architectural Review Board for façade updates and requested a conceptual floor plan to better understand future usage needs. No formal vote was taken on the application at the June 9 meeting; the item remains under review.
