An applicant planning a hot tub and landscape alterations on Plum Island was asked to return with fuller plans after the Newbury Conservation Commission found the current submission incomplete.
Mason Ferrick described the proposed work at 1 O'Connor's Court: a hot tub pad (proposed to sit on crushed stone or blocks), potential deck extension supported by helical piles, and revisions to existing cobble and patio areas with new native plantings. Ross Murphy, who said he would perform the work, explained elements of the plan and confirmed some features were existing and some proposed.
Commissioners asked for a complete plan that shows the full scope of work (deck changes, hot tub footprint, and any new hardscape), square-footage calculations for existing and proposed hardscape, and a plant list that matches coastal zone management recommendations. Mary Rimmer warned that existing cobble pavers could be nonconforming and that the commission typically will not allow new pavers on coastal dunes; she said the board has in the past allowed material swaps only with no net gain in hardscape area.
The commission deferred action and told the applicant to coordinate with Mason Ferrick on required plan elements and to return at a future meeting with the updated submission.
