Commissioners emphasized the project must meet the five-foot minimum side and rear yard setbacks required by local size and setback codes and asked the owner to notify the contractor to ensure those dimensions are met.
Commissioners also raised drainage and erosion concerns, noting that if erosion develops on the owner’s or the neighbor’s property, the owner should consider installing a gutter or a rock bed to manage runoff. President Roger Mellem moved to grant approval on the condition the owner confirms compliance with the 5-foot side and rear setbacks; a roll call vote recorded seven yes votes and the motion passed unanimously among those voting.
