At the Nov. 20 meeting, the Salem Township Board of Supervisors unanimously approved a front-setback waiver for an accessory building and granted conditional subdivision approvals for two property owners.
The board granted a setback-line waiver for Chris Ickes, owner of property at 212 Congruity Road, reducing the front setback from 30 feet to 20 feet for construction of a 4,000‑square‑foot accessory building. Solicitor Falatovich explained the applicant’s options if the board did not grant relief—submitting a SALDO modification, reducing the building size, or recording a note on the permit if relief is granted—and noted the Building Code Official cannot issue a permit where he knows the setback would be violated.
Supervisors also approved John Randall Koenig’s plan to subdivide Tax Map Parcel No. 57‑09‑00‑0‑110 to create one new 8.4801‑acre commercial lot (Lot 4). Approval was made subject to two conditions: amending the plan’s "Statement of Purpose" to include the revised description and adding a revision number and date to the plan.
The board granted approval to subdivide Tax Map No. 57‑16‑00‑0‑013 into two lots for future development at the request of Alquin Heinnickel, contingent on plan note amendments clarifying front building-line setbacks, minimum lot sizes for commercial and residential developments, and submission of a Land Development application for Lot 2; the Board’s modification of minimum lot-size requirements will be recorded on the plan if the land-development submission is later granted.
All motions carried unanimously. The approvals allow applicants to proceed with required plan corrections and recording steps.
