Purcellville board approves 7‑Eleven dumpster enclosure, requires more durable gate material

Planning staff explained the enclosure is part of a broader site plan under town review that also includes work tied to intersection improvements for 32nd and Main Street. As part of the site plan, the applicant will move dumpster service to the rear of the building, pave the rear aisle for delivery and collection vehicles, and provide easements for a future sidewalk connection to a nearby trail.
Members raised material and durability concerns about the gate doors. Chair (voice 3) and Member Jim Gloeckner urged a heavier, batten‑style panel or a more durable engineered siding instead of the light corrugated roofing material shown in some images. Gloeckner summarized the board’s preference during the motion: “The panel on the door needs to be more durable,” and asked staff to approve a final material sample.
Staff said the exterior of the enclosure will be red common clay brick with CMU on the interior and that trade permits and building inspections will be required as the building development process continues. The board noted that the applicant did not have a designer on the submission and that the site plan remains under review by the town’s engineering staff.
Member Gloeckner moved to approve the dumpster enclosure with conditions that the door panel material be replaced with something more substantial and durable and that staff approve the final color. The motion was seconded; members voted in favor.
The approval is limited to the enclosure details before the board; the broader site plan and roadway changes remain subject to separate town reviews and permits.
