Davidson County approves three rezoning requests for Lexington, Thomasville and Arcadia townships

LEXINGTON / THOMASVILLE / ARCADIA TOWNSHIPS — The Davidson County Board of Commissioners approved three rezoning requests at its July 16 meeting, moving each application forward with staff recommendations and planning‑board endorsements.
Buell Barker requested rezoning of roughly 35.06 acres in Lexington Township from Limited Industrial/Heavy Industrial (LI/HI) to RA3 (rural agricultural). Barker told the board the change would consolidate several parcels to create a residential subdivision while preserving green space and avoiding additional creek crossings. Planning staff supported the request, citing consistency with frontage industrial remaining on U.S. 52 and contiguity to RA3 to the north. The board approved the request by voice vote.
Steve Everhart sought rezoning of 7.27 acres in Thomasville Township from ONI/HC to RA3 to enable the sale and division of a 17‑acre tract into no more than seven home sites. Staff noted surrounding parcels are already residential and recommended approval; the board voted to adopt the statement of consistency and approve the rezoning.
A third request by 10477 Highway 150 LLC asked to rezone 1.39 acres in Arcadia Township from ONI to RC (rural commercial) to regularize nonconforming tenants in an existing building. Justin Nifong explained two tenants have occupied space for decades; neighbors asked for screening and a privacy fence after recent clearing. The applicant agreed to consider fencing; staff recommended approval and the commission adopted the recommendation.
None of the three rezonings drew sustained public opposition; motions passed by voice votes. Planning staff will implement the adopted statements of consistency and update property records per standard procedures.
