Board approves zero-foot side-yard variance for Mosier/Edison shed

The Marshall County Board of Zoning Appeals voted July 14 to approve a variance allowing a utility shed to be located at the west property line for Yale Mosier and Peg Edison.
Staff told the board the proposed structure is about 20 feet by 7 feet and would be attached to an existing carport; the parcel has roughly 60% impervious coverage and an adjacent lot is only 25 feet wide, created historically for lake access. "The approval will not be injurious to the public health, safety, morals, and general welfare of the community," staff said during its presentation and recommended a minimum 1-foot setback while the environmental review committee recommended 5 feet.
Applicants stated their names and addresses for the record and described the shed’s location, explaining it would replace existing shrubbery near the driveway. A neighbor’s parcel owner, Denny Redmond, was identified during discussion; board members also noted the historical use of the neighboring lot as lake access.
One board member moved to approve the variance with a zero-foot setback, arguing that strict application of the setback requirement would create practical difficulties on the narrow lots along North Shore Drive. The motion was seconded and the board voted to approve the variance. The clerk recorded affirmative roll-call votes from the attending members and the motion carried.
The board then moved on to subsequent agenda items.
