The City Commission voted Jan. 6 to approve an amendment to a previously granted special‑use permit for 2600 Marina Road SE that clarifies the floor‑plan allocation of 18 shop‑condo units across three buildings.
Planning staff member Jordan said the amendment does not change the total unit count — 18 — but clarifies which buildings will contain seven, six and five units, and that the east‑side building along the Missouri River will have an added bottom unit with a jagged edge shown on the amended site plan.
Jordan told commissioners that the required 30‑foot setback and four rows of trees remain in place despite an erroneous line in the agenda packet noting two rows. “That is correct,” Jordan said, confirming the four‐row landscape buffer and 30‑foot setback.
Jordan also noted the condo declaration needs updates to include special‑use permit language as requested by the planning and zoning commission; staff said the updated declaration is still pending.
The public hearing drew no commenters. Following staff remarks the commission moved to recommend approval and adopted the amendment by roll call.
