Commission approves variance for large accessory structure in North Prairie subdivision

The Mandan Board of City Commissioners approved a variance Jan. 20 for Lots 1 and 2 in Block 1 of the North Prairie 2nd Subdivision to allow an accessory storage structure that exceeds the city’s size limits.
Planner Dave Bios of Interstate Engineering told the commission the applicant requests relief from section 105‑1‑3(4) of the municipal code regarding accessory structures because the proposed building (60 feet by 120 feet, 7,200 square feet) would be larger than the code‑allowed maximum (code limits accessory buildings to 75% the size of the primary structure and total accessory square footage to no more than 10% of lot area). Bios said the two lots together total about 6.5 acres and that the owner intends to store items that are currently kept outdoors.
The planning and zoning commission recommended approval at its Dec. 22 meeting. After the public hearing closed with no public comments, Commissioner Sjoberg moved to approve the variance; the motion was seconded and the commission voted unanimously in favor.
The approval allows the applicant to proceed under the conditions discussed; the owner will be required to sell Lots 1 and 2 together if the use is to continue as proposed, per staff guidance.
