The Randleman Board of Aldermen voted to rezone the parcel at 922 S. Main St. (PIN# 7754979569) from R-3-CZ (medium-density residential, conditional) to B-2 (general business) on Oct. 8, 2024, clearing the way for a developer’s plan to remove the existing structure and build a Nautilus fitness center.
Interim City Manager Shain Sexton introduced the rezoning application and said the request abuts existing B-2 zoning. Brandon Emory, president of Alliance Code Enforcement, told the board the proposal is consistent with the City of Randleman’s 2022 Land Development Plan, citing policies that encourage infill development and recreation opportunities for youth. “The parcel already abuts the B-2 zoning district and is consistent with the area zoning,” the meeting record states.
Applicant Scott Soule described the planned facility as a Nautilus gym that would operate 24 hours a day, seven days a week. The board and applicant discussed site logistics, including parking, vehicle entrances and lighting; a preliminary draft site plan was provided to aldermen for review.
Robin Minter, the listing agent for the seller, spoke in support of the rezoning during the reopened public hearing. Mayor Pro-Tempore Michael Dawkins moved to approve the rezoning based on the cited land-use policies; Alderwoman Melissa Allred Blalock seconded the motion. Alderman Steve Grooms voted no; the motion otherwise carried.
The Board also approved a Letter of Consistency accompanying the rezoning request; the item was recommended for approval by the Planning and Zoning Board on Aug. 19, 2024.
What happens next: The applicant and staff will complete any remaining site-plan and permit requirements required by the city before construction can begin. The meeting record does not specify a construction timetable or permit approvals.
